Here’s an update on the latest news and events taking place in Flower Mound, Texas:


Kohler: Flower Mound is pleased to welcome Kohler to Lakeside Business District. Kohler leased 651,000 sq. ft. at 951 Garden Ridge and moved into the facility in November, 2009. This relocation provided additional space to accommodate growth for the company’s kitchen and bath distribution operation. The company brings 40 jobs to Flower Mound.

CTDI: CTDI, a full-service, global engineering, repair and logistics company servicing the communications industry, has expanded capacity to 300,000 sq. ft. in a building they purchased in the Lakeside Business District in 2008. In 2009, they have grown from 35 to over 200 employees. Their sales have tripled over the past year and they have grown from two to six major customers.

Jacobson Companies: A company well-known for third party logistics located a distribution center in the highly sought after Lakeside Business District. Jacobson Companies has leased 154,000 square feet in Hillwood’s Lakeside Trade Center Phase II, built in 2008. The facility serves as a distribution center for New World Pasta & Riviana rice brands such as Ronzoni, Skinner, Mahatma, Success, and Minute. The company brings 28 jobs to Flower Mound.

Best Buy Distribution and Warehouse Center located at 609 Enterprise Drive, leased 300,000 square feet of neighboring space, resulting in a total occupied space of 600,000 square feet.


The River Walk at Central Park: Developers are progressing forward with The River Walk at Central Park project, consisting of a mixed-use, master-planned project phased over seven years that will include an estimated 2.4M sf of retail, office, medical, hospital, hotel and restaurant space, along with 1,250 multi-family and townhome residential units within a river walk park atmosphere.

Texas Health Presbyterian Hospital Flower Mound: As a component of The River Walk at Central Park, construction is underway for Texas Health Presbyterian Hospital of Flower Mound. The project is a joint venture between Texas Health Resources and a physician group and will be located at 4400 Long Prairie Road. The full service acute care hospital, scheduled to open in March 2010, is anticipated to be 180K sf, generate an estimated 500 jobs, and provide substantial benefit to the Town.

Medical Office Building (113,280 sf): Five Star Development has submitted plans for a 113,280-square-foot medical office building to be constructed adjacent to the hospital within the River Walk at Central Park development. The four-story structure will house a full-service cancer center, full-service orthopedic center, several OB-GYN and family medicine practices, as well as brain and spine specialists and a plastic surgeon. It is anticipated that the facility will be open in October 2010.

Flower Mound Named a Top Spot to Move in the United States: Flower Mound was recently named the sixth best place to move to in the nation and number one in Texas by Forbes in the “America’s 25 Best Places to Move” list. To locate America’s best places to move, Forbes considered cities with populations of more than 25,000 and the number of people in each town who were born out of state or abroad, moved from a considerable distance within one and five years, and relocated for a job. Other factors such as availability of land, exits off Interstate highways and an international airport that provides quick access to the global economy contributed to this ranking.

Multiple Major Road Construction Projects Underway or Planned:
FM 2499 – Construction is underway along the FM 2499 that will widen the existing two lane roadway to a six-lane divided thoroughfare from FM 1171 to FM 407. FM 2499 will ultimately be extended north to Denton, crossing Lake Lewisville. Flower Mound construction is estimated to be complete in early 2010 and the entire project is anticipated to be complete in 2012.

FM 1171 Section 1 – TxDOT has initiated construction of FM 1171 between FM 2499 and Shiloh Road in western Flower Mound to widen the existing two-lane roadway to a six-lane divided thoroughfare. The project is currently scheduled to be completed in 2010.

Spinks Road/Garden Ridge – Both Spinks Road and Garden Ridge Boulevard are being extended to connect to other thoroughfares which will provide additional entrances into Lakeside Business District. These projects are currently underway and are anticipated to be completed in mid-2010.
