Here’s an update on the latest news and events taking place in Cedar Hill, Texas:
Contractors working on behalf of McDonald’s Restaurants picked up a building permit in September, started grading the pad site in front of MarketStreet at Colleyville Town Center—and raised the structure walls in subsequent weeks.
Commercial real estate investment firm Realty Capital Partners LLC and it’s associated development division Realty Capital Corporation leased 11,000 square feet in the Guaranty Bank building at 8333 Douglas Avenue in Dallas—and relocated 30 employees out of The Village in early October.
Contractors working on behalf of Realty Capital and their investors are nearing completion of the new bridge connecting the Village Front Door project into The Village at Colleyville. Plans are to have the new street and bridge open by the end of October. Likewise, contractors have poured building slabs, and the parking lot and fire lanes are 90% complete. Steel was dropped the week of September 28th, and contractors are to begin vertical construction on the first of two buildings shortly thereafter.
The Colleyville City Council (with funding through the Colleyville Economic Development Corporation) has engaged Catalyst Commercial, Inc. to prepare a new Comprehensive Merchandising Plan. Colleyville desires to be “a place for unique and boutique retailers” and restaurants, and the proposed Comprehensive Merchandising Plan is intended to help the community achieve that target. Catalyst professionals will:
- Evaluate and delineate Colleyville’s retail market Trade Area, using Catalyst’s tailored set of “location optimization merchandising analytics” software,
- Conduct a Market Analysis as well as evaluate local buying habits,
- Perform an associated Property Analysis, and then—
- Identify and recommend Potential Tenants for the City to target.
And when all that’s done, Catalyst officials will also work side-by-side with the City’s Economic Development Department to confirm the most important items to include in proposed new marketing materials, as well as help implement the resulting Plan for a few months following its delivery.
